With a passion for real estate and an ability to identify undervalued assets, Trey Mohr adds a unique perspective to Mohr Capital’s investment strategy.

As principal, Trey is actively involved in underwriting and negotiating office and industrial deals in key markets across the county. According to Trey, creating value in today’s market means collaborating closely with tenants.

“A key component of our investment strategy centers on creating value for our tenants and their representatives,” says Mohr. “A lot of tenants underestimate the importance of their occupancy, so we work closely with them and property owners to negotiate transactions that benefit all parties involved.”

Trey was born and raised in Dallas. He is an alumnus of the University of Notre Dame, where he earned a Bachelor of Business Administration with a concentration in Finance from the Mendoza College of Business. In his free time, he enjoys producing music, snowboarding and wakesurfing.

In his 30 years of experience across the commercial real estate industry, Doug Swain has worked on various types of projects, including speculative and build-to-suit developments, redevelopments, land acquisitions, property acquisitions and dispositions. Doug has been involved in millions of square feet of industrial development and millions of dollars in commercial transactions, giving him a distinct perspective.

As senior vice president of development, Doug will lead Mohr’s new Indianapolis development office, where he will be responsible for sourcing and directing build-to-suit and speculative development projects in the Midwest. Having lived and worked in the region for three decades, Doug has strong relationships that will continue to serve Mohr, its clients and tenants well.

Prior to joining Mohr Capital, Doug served as vice president/general manager of The Opus Group’s Indianapolis office where he led the development of over 10 million square feet of industrial product, including a 1.5-million-square-foot build-to-suit for ConAgra and multiple developments in Indianapolis, Columbus, Cincinnati and Louisville. Previously, Swain was with DHL/Exel Supply Chain as its senior director of North America real estate solutions, First Industrial Trust as Indianapolis regional director and, later, vice president of operations—central region US, and Heitman Properties as leasing director.

Doug holds a Bachelor of Science degree in finance from The Ohio State University and is a licensed real estate broker in Ohio. He is actively involved in the NAIOP Development Association, where he serves as current governor and trustee of the NAIOP Research Foundation. Doug is also actively involved in the Industrial Asset Management Council (IAMC) and the Society of Industrial and Office Realtors (SIOR).

Originally from Cincinnati, Doug currently resides in Carmel, Indiana, with his wife and youngest of four children, who is 9 years old. In his spare time, he enjoys spending time with his wife and children, as well as exercising, golfing and traveling.

John Cervi’s deep experience in the accounting functions of real estate investment and property management firms makes his role integral to Mohr Capital.

“In commercial real estate, you hear a lot about the deal side – and rightly so. But accounting functions help with company growth more than people think,” says Cervi. “It’s the balance sheet and income statement that drives an investment firm. From accounts payable, financial statements and debt compliance ratios, to tax preparation and job costing & budgeting for capital expenditures, we know the bottom line better than most.”

As Controller for Mohr Capital, John oversees accounting and reporting functions to ensure quality control over all financial and related transactions. For John, every day is different. In addition to his day-to-day accounting responsibilities, he’s also involved in future deals and the overall growth of the firm.

With more than 20 years of experience in commercial real estate, John joined Mohr Capital from International Capital where he served as accounting manager, responsible for the company’s accounting department and overseeing all accounting functions for $500 million of commercial properties, equity funds and funds under management.

Before his time with International Capital, John served as controller with The Royal Companies and PEBB Capital Management/Collegium Capital Partners. He began his time in the industry with Starwood Capital Group, a private investment firm, where he initially served as a senior portfolio accountant and worked his way up to assistant controller and, ultimately, controller.

John holds a Bachelor of Business Administration in accounting from Iona College. In his free time, he enjoys cooking, baking and spending time with family and friends.

Lee Loftis’ work across multiple real estate asset classes and areas of concentration gives him a unique, multifaceted perspective and approach to land acquisition – a much-needed quality in an industrial market where demand is outpacing supply.

“The industrial land market is moving so rapidly that available sites with zoning and utilities are diminishing quickly,” says Loftis. “For users to find real estate that meets their operational needs, they need a developer who is creative and forward-thinking when sourcing new land opportunities.”

As National Director of Land Acquisitions, Lee locates and acquires land sites for the firm’s speculative and build-to-suit industrial development projects. He works with both brokers and landowners to locate and vet on- and off-market properties in both existing and emerging logistics markets, including Dallas, Austin, Columbus, Savannah, Charleston, Nashville, Charlotte, Lakeland and Phoenix.

Lee has more than 15 years of experience in land acquisition and commercial real estate brokerage. He joined Mohr Capital from Copart Inc., where he served as a real estate acquisition specialist, sourcing and negotiating developed and undeveloped acquisition opportunities. During his time with Copart, Loftis identified, entitled and closed on $93 million of industrial property – $70 million of which was off market.

Previously in his career, Lee served as vice president with SRS Real Estate Partners, senior associate with Revere Commercial Realty and associate with Presidio Realty.

Lee holds a Bachelor of Arts in Economics from The University of Texas at Austin and is a licensed real estate broker in the State of Texas. In his free time, Lee volunteers with i9 Sports in Fort Worth, Texas, and enjoys spending time on Eagle Mountain Lake with his wife and two sons.

Tom Theobald brings exceptional expertise, integrity and passion to every development deal. Why? Because delivering a facility on budget and on time or anticipating the future value of a development takes as much experience as it does relationship building.

“Development is all about understanding and fulfilling needs,” says Tom. “From tenants and investors, to city hall and community members, you have to build trusted, lasting relationships with every stakeholder to deliver a facility that ticks all the boxes.”

As Senior Vice President of Development, Tom sources and directs build-to-suit and speculative development activities for Mohr Capital. Operating nationally, Tom leverages a long history of developing successful projects from coast to coast to create value for Mohr Capital and tenant end-users.

Tom has more than 25 years of extensive experience in commercial real estate with a focus on developing industrial properties and mixed-use business parks. Since 2000, he has directed the development of more than 16 million square feet of industrial facilities and 3,000 acres of land.

Prior to joining Mohr Capital, Tom was a Principal at Exeter Property Group and directed development projects in the Midsouth, West Coast and Central Pennsylvania regions of the U.S. He also served for ten years as Senior Vice President and Regional Partner for Verus Partners, where he managed and coordinated the company’s real estate development and leasing strategies in the Central Midwest region.

Tom began his real estate career as an industrial real estate broker with Colliers Turley Martin Tucker in Central Indiana. In 2001, he transitioned into development and construction, joining Browning Investments in Indianapolis as Director of Development.

An alumnus of Indiana University (IU), Tom earned a Bachelor of Science in Business Economics from the IU School of Business. He supports many charitable organizations and enjoys traveling with his family, exploring new places and staying active.

Equipped with a financial background spanning 25 years and an analytical mindset, Blair Heartfield is always current on capital market trends and opportunities. She is an expert negotiator and credits her edge in tough situations to raising a household of boys.

Not only does Blair brings a wealth of investment knowledge to Mohr Capital, she is also a key member of the Mohr Family Office’s advisory board. As an organized multitasker, her responsibilities include protecting the family’s assets, managing bank relationships and engaging in private equity investments and placements of debt and equity.

Blair got her start in finance with a Bachelor of Science degree in Management and Finance from the A. B. Freeman School of Business at Tulane University. During her college years, Blair was involved with Burkenroad Reports, the first university-sponsored securities analysis program in the country.

After graduating from Tulane, Blair served as an Investment Banking Associate at Credit Suisse First Boston. As part of the firm’s Natural Resources Group, she executed and advised on mergers and acquisitions, IPOs and high-yield debt transactions for midstream oil field service companies. After Credit Suisse, Blair joined the Dallas-based start-up company GroceryWorks as Director of Finance. Blair’s first-hand operating experience at GroceryWorks eventually led her to the Dallas-based hedge fund Walker Smith Capital, where she served in various analytical and portfolio management roles for eight years.

Blair enjoys spending time with her family and friends, playing tennis and traveling to new destinations – next on the list is Africa. Even with her busy schedule, Blair still finds time to give back to others. She’s actively involved with non-profit organizations associated with her children's schools and has volunteered with the American Red Cross. She is also a member of Tulane University’s alumni network and offers mentoring and advice to graduate and undergraduate students seeking career guidance.

Tenacious, persistent yet personable, Rob Solls came to Mohr Capital with more than a decade of experience in retail and a deep understanding of tenant-retailer interactions, having formed countless professional relationships throughout his career. At Mohr Capital, he handles acquisitions, development and redevelopment, not to mention building new tenant relationships. Having the opportunity to help create and grow the retail division at Mohr Capital is what Rob says makes his position as director of retail investments and acquisitions rewarding.

Prior to joining Mohr Capital in April of 2019, Rob served as director of leasing at Leon Capital Group, a Dallas-based real estate investment company, where he handled all leasing activities for the firm’s national asset portfolio and gained investment and development experience. Rob also honed his brokerage experience from handling deals from inception to disposition at United Commercial Realty.

Rob graduated from the University of Texas at Austin with a Bachelor’s degree in Business and Managerial Economics. As an active member in the International Council of Shopping Centers (ICSC), Rob is passionate about the social, civic and economic impacts of real estate. He also supports organizations such as the Dallas Jewish Community Center and carries on his family’s tradition of supporting Susan G. Komen.

The beach and mountains of Colorado are two of the Solls family’s most frequented vacation spots. When they’re not traveling, Rob enjoys relaxing at home with his wife and two young children. The Dallas native also enjoys exploring new golf courses around the Metroplex.

More than three decades ago, Susan Cheng didn’t have plans for a future in the real estate business. Today, as executive vice president and chief operating officer of Mohr Capital, she is a key member of the company and serves as an advisor for the Mohr Family Office. Susan is known for her tenacious character and ability to collaborate with others while remaining fair and respectful.

Although it is fair to say every day holds a new challenge, the opportunity to work on diverse projects involving finance, operations or something entirely new is what she finds makes her position both interesting and rewarding. Susan’s primary responsibilities at Mohr Capital are to oversee business operations, manage the accounting and finance functions and work closely with the company’s investment team.

Susan gained exposure to the real estate business while auditing numerous major real estate companies as an auditor for Ernst & Young. From there, she developed a passion for the business and industry credibility while working for investment advisory firms and developers. There is no doubt in her mind that what she learned in her past positions became the building blocks to where she is now. As a lifelong learner, Susan views learning to be a fun exercise that never ends.

Susan completed her Master of Business Administration from the University of Dallas after obtaining her Bachelor of Commerce degree in Accounting from Concordia University in Montreal. Susan is a CFA Charterholder and Certified Public Accountant. She also holds additional professional certifications such as the Accredited in Business Valuation (ABV) credential.

Susan enjoys traveling internationally, naming Italy as one of her favorite destinations. She’s taking Italian lessons and likes to converse fluently with locals when she visits the country. She also enjoys playing golf now that she has given up marathon running.

Whether he’s prospecting industrial or office build-to-suit developments for clients, such as the 1 million-square-foot industrial facility he recently completed in Mississippi, or resolving difficult development or real estate issues for his clients, Gary Horn undoubtedly plays an essential role in the continued success of Mohr Capital. His passion to work with diverse companies and provide top-notch real estate expertise is what he enjoys most about his position at Mohr Capital. “You are never wrong to do the right thing” are words that Gary lives by, both personally and professionally.

As Chief Development Officer, Gary has overseen Mohr Capital’s build-to-suit and speculative development platforms since 2008. Having been in the real estate business for over 30 years, he is widely recognized for his knowledge of real estate development and knack for numbers. Regardless of size, every deal matters to Gary. He considers each deal he closes to be a part of his growing professional achievement.

For many years, Gary served as the Director of Real Estate for Temple-Inland and Guaranty Bank, a Time Warner and Fortune 300 company at the time, where he managed a portfolio of over 10 million square feet. After beginning his career in the oil and gas business, Gary later joined his father-in-law’s real estate development company and credits him for honing his finance skills and exposing him to industry leaders early in his career.

Gary is Dallas born-and-raised and obtained a Bachelor of Business Administration in Finance from the University of Texas at Austin. He is an advocate for causes outside of real estate, such as the American Lung Association, The Family Place, The Stewpot and other charitable organizations. A true Texas native, Gary loves the outdoors and enjoys fishing and hunting. He can also be found on the golf course after a long day’s work or spending time with his four adult children, who also reside in Dallas.

Rodrigo Godoi oversees the entire lifecycle of an investment and takes a hands-on approach from the concept phase of a project through its completion. In his role as managing director of investments, Rodrigo has actively built Mohr Capital’s investment portfolio by managing nationwide acquisitions and dispositions of office and industrial assets. While some days consist of prospecting and others are spent underwriting and analyzing, each day holds a new challenge. He takes pride in his ability to find deals that hold high market returns.

Detail-oriented, disciplined and driven are just a few of the qualities Rodrigo says one needs to succeed in the real estate business. From his time as a collegiate swimmer recruited by Louisiana State University from Santos, Brazil, to today, he has developed hard-working personality traits that have contributed to the $1 billion of closed transactions he has been directly involved with in his career.

After obtaining a Bachelor of Science in Economics, Rodrigo served as a management consultant at PricewaterhouseCoopers, one of the largest global professional services firms. He later obtained a master’s degree in Real Estate from Cornell University and then began his real estate career at Toll Brothers, where he was responsible for land acquisitions in Florida. Prior to joining Mohr Capital in 2015, he was a director at Hunter Business Holding Group and director of acquisitions at Encore Enterprises. Rodrigo is a member of the Commercial Real Estate Development Association and is actively involved in the Cornell Real Estate Council’s Dallas chapter.

Rodrigo has lived in Dallas since 2007 with his wife and two children. He has a passion for music, complete with his own home studio, and studied classical piano for almost 10 years. When he’s not in the music studio, Rodrigo enjoys coaching his children’s soccer teams. He also loves to travel and takes every opportunity to visit a new part of the world.
