DALLAS – March 16, 2026 – Mohr Capital has successfully closed on a 22.3-acre land parcel located at 117 Oates Road in Houston, Texas, with plans to immediately break ground on a new industrial development named Oates 610.
Located at the intersection of I-610, I-10, and US 90, the project is strategically positioned to provide unparalleled access to Port Houston’s Turning Basin and major intermodal hubs. As one of only three infill sites currently slated for development around the 610 loop, Oates 610 addresses a significant market dislocation where modern, high-clearance space is nearly non-existent in the city’s most critical distribution corridors.
“This site’s proximity to Port Houston and the 610 loop allows our future tenants to optimize their last-mile logistics in a way that suburban big-box developments simply cannot match,” said Rodrigo Godoi, Managing Director of Investments at Mohr Capital. “We are delivering Class A specifications into a high-barrier-to-entry micro-market where modern product is structurally unavailable, and the development pipeline is effectively capped.”
Oates 610 will meet East Houston’s demand for modern infill warehouse space with a 371,388-square-foot Class A cross-dock industrial facility. Features include 36-foot clear height, 80 dock doors, and 91 trailer storage stalls to accommodate regional and national distributors.
Kimley Horn will provide civil engineering services, and Ware Malcomb will serve as project architect. Site grading is expected to begin in May 2026, with project delivery targeted for the second quarter of 2027.
